Start by collecting recent comparable sales, then adjust for differences such as age, location, amenities, etc. Compute the average per square foot price and multiply by the area of the property in question.

For example, if the comparable sales of three nearby properties are Rs. 5,000, Rs. 5,100, and Rs. 5,109, the average per square foot price is approximately Rs. 5,070. This makes the fair market value of a 1,000 square foot plot Rs. 50,70,000 (1,000 x Rs. 5,070).

  • Income capitalization method: The method is used for rental or income-generating properties. It calculates FMV using the formula – Net Operating Income (NOI)/ Capitalization Rate (cap rate). Start by estimating the annual gross income and then subtract operating expenses to arrive at the NOI. Choose an appropriate cap rate from the market and divide.

For example, if NOI is Rs. 6,00,000 and the cap rate is 8%, the FMV will be Rs. 75,00,000 (6,00,000/0.08).

  • Cost approach: The method is used when replacement cost is meaningful. The fair market value formula is – Replacement (or reproduction) cost of improvements + Land value − Depreciation.

For instance, if the replacement cost is Rs. 40,00,000 and the land value is Rs. 12,00,000, with a depreciation of Rs. 2,00,000, the FMV is Rs. 50,00,000 (40,00,000 + 12,00,000 – 2,00,000).
