ABOUT SUBSEQUENT DISBURSEMENT

Subsequent disbursement or Tranche Disbursement Request is made by builders who have provided a Construction Linked Payment plan (CLP) facility for their under construction properties. In other words, the disbursement is requested in parts or tranches out of the total loan amount. Disbursement is requested by the builder on reaching a certain stage of construction of property. The stage of construction is pre-agreed between the builder and the customer. Customers opting for construction linked payment plan pay EMI only on the disbursed amount.  

ELIGIBILITY

Subsequent Disbursement Request is only applicable to those customers who have booked an under construction property under Construction Linked Payment Plan (CLP).

Tata Capital will verify the stage of construction, payment of customer’s contribution, overdue status of customer’s loan account etc. before making the disbursement to the builders account. Tata Capital reserves the right to reduce the amount of disbursement or reject the request on account of non-fulfilment of the requirements for disbursement.

HOW TO APPLY

 Following are the steps to place the request for subsequent disbursement online:

 The disbursement will be done basis the stage of construction as verified by the empanelled valuators of TCHFL.

 You can submit the part disbursement request using any of the following channels:

  1. Online Mode. Click here to place your request Online.

  2. Contact our sales representative who has been liaising with you for your loan requirements.

  3. Visit any of our Branches (preferably from where you have taken loan) to submit your request along with the required documents

  You will need to submit your request for part disbursement to TCHFL along with following documents:

  • Disbursal Request Form (DRF) filled and signed.

  • Demand letter from the builder (in original)

  • OCR (Own Contribution Receipt), if the same was not submitted to TCHFL for earlier payment done to the Builder.

  • Previous disbursal (payment released by TCHFL) receipt in original, if the same was not submitted to the TCHFL.

  • RERA Certificate, if the same was not submitted to TCHFL earlier.

  • Copy of Occupancy Certificate, if the same was not submitted to TCHFL earlier and subsequent disbursement is final disbursement.

   If the construction progress (as verified by TCHFL) is not as per original plan, TCHFL may disburse an amount lower than requested amount, or may not disburse at all.

TCHFL retains the right to disbursement(s) of loan basis internal checks. Disbursement(s) is at the sole discretion of TCHFL
